What is a Home Inspection?
Many buyers and sellers only go through a home inspection once every seven to ten years. Chris explains:
"A home inspection is an educational overview of the house’s functionality. What people aren’t getting is a past fail or a code inspection, instead they’re paying for information about the home they’re considering buying."
Think of it like an insurance policy: the cost is reasonable, and it’s most valuable when you actually need it. Home inspectors check places that sellers may never have seen, uncovering issues from structural problems to electrical concerns or moisture in the basement. Knowing about these issues upfront helps buyers make informed decisions.
Handling the Fear Factor
Inspectors are sometimes jokingly called “deal killers,” because buyers often panic when they see concerning items on a report. Chris compares it to receiving a medical test result:
"People see something on the report, and it’s like getting a CAT scan. You need someone to explain what it means."
For example, if a report notes mold in the basement, it doesn’t automatically mean disaster. Chris explains the situation clearly: moisture in basements is common, often caused by condensation or poor ventilation. Simple solutions, like a dehumidifier, can resolve the issue, and proper cleanup prevents mold from returning.
The goal of an inspection is education, not alarm. Buyers get the information they need to make confident decisions, while sellers gain insights to address issues before they become major obstacles.
